The calculation of the cost of renting non-residential premises is carried out on the basis of the legislation of Ukraine on the lease of communal and state property. The calculation is carried out in the following sequence:

  • the amount of the fee is determined for the year (the calculation is carried out taking into account the cost of the rented object according to expert assessment and the percentage rate, which depends on the use);
  • based on an annual lease, the amount of payment for the base month is set, the size is fixed in the contract;
  • the payment for the remaining months is calculated taking into account the base monthly rental rate;
  • further, an adjustment is made for each next month, taking into account inflation.

If the room is part of a building, then the cost estimate can be carried out both directly for the premises itself, and taking into account the cost of the building, in which it is located. When calculating taking into account the assessment of the building, the area occupied by the room is taken into account (sq), and the area of ​​the building itself. If the lease is for a short period, then based on the amount of the monthly fee, an hourly or daily fee is calculated.

Rent indexation is usually carried out once a year at a time, contractually agreed. It depends on annual inflation index in the country. Minimum cost rental of non-residential premises depends on many components. In each case, the amount and procedure for calculating rates are determined individually.
